Quick answer

Property registration in Maharashtra means paying stamp duty and registering the document with the Sub-Registrar under the Registration Act, 1908. For a purchase, stamp duty is about 7% in Pune, PCMC and Thane city limits and 6% in Mumbai (1% less for women buyers), on the higher of price and Ready Reckoner value, plus 1% registration fee capped at ₹30,000. The document must be presented within four months of signing, and buyer, seller and two witnesses must attend the Sub-Registrar office for biometrics.

Frequently asked questions

How much are property registration charges in Pune?

About 7% stamp duty in PMC and PCMC limits (6% for women) plus 1% registration fee capped at ₹30,000, calculated on the higher of price and Ready Reckoner value.

Can property be registered without visiting the Sub-Registrar office?

No for sale, gift, release and similar deeds — parties must appear. Leave and licence agreements are the exception and can be e-registered with biometrics at home.

What is Index-II?

Index-II is the extract of the registered document maintained by the Sub-Registrar, showing parties, property, value and stamp duty. Banks and municipal offices ask for it as proof of registration.

Is mutation automatic after registration?

Registration data is shared with revenue offices, but you should still confirm or apply for mutation in the 7/12, property card and property tax records. We follow it up for you.

How long does property registration take?

Once documents are complete, drafting and payment take 1–3 working days and registration happens on the appointment date.
